Standing water usually comes from one of three things: the ground slopes toward the house, heavy clay won't absorb it, or packed soil sits under the lawn. Each one needs a different fix.
Long rainy seasons and heavy clay soil make drainage problems common across Snohomish and King County. Signs to watch for: puddles that last a day after rain, moss taking over the lawn, a damp or musty crawl space, and soil washing away along the side of the house.
Drains go in before pavers, walls or planting. Adding them later means tearing up finished work.
Depending on the cause, the fix can be a French drain, a catch basin, downspout lines, regrading or a mix of these. We'll explain which one fits your yard and why before any digging starts.

Common Questions
A French drain is a trench filled with gravel and a perforated pipe that collects water and carries it away from your house or yard. It's one of the most effective fixes for soggy yards and wet crawl spaces.
Water soaks into the gravel, enters the perforated pipe, and flows downhill to a safe outlet like a dry well, storm drain, or low area of the property. The pipe gives water an easy path so it stops pooling in your yard.
Most yard French drains are 18 to 24 inches deep. Drains that protect a foundation or crawl space may need to go deeper. The trench must slope downhill so water keeps moving.
A properly installed French drain lasts 30 to 40 years. Wrapping the pipe and gravel in filter fabric keeps soil from clogging it, which is the main reason drains fail early.
The most common causes are dense soil that doesn't absorb water, poor grading that slopes toward the house, and downspouts dumping water too close to the foundation. Our long, wet winters make all three worse.
