At Paine Field, the closest NOAA weather station to Edmonds, the first frost arrives around November 17 in a typical year, and by October 31 in about one year in ten. The City of Edmonds also requires residential backflow assemblies on its water system to be tested after installation and every year after that. From our base in Lynnwood, we plan around these dates and rules from the first visit.
Sprinkler & irrigation
Broken heads, leaking valves, damaged lines and zones that won't turn on. We find the real cause, fix it, and test every zone.
Sprinkler and drip systems designed around your lawn, beds and water pressure, with smart controllers that cut water waste.
Zone layouts built from a water-pressure test and a walk of your yard, so every head covers its area without dry spots or puddles.
Compressed-air blowouts that clear every zone before the first freeze. Book in October to get on the schedule.
Installation, repair and replacement of the backflow preventer that keeps irrigation water out of your drinking water.
French drains, catch basins, downspout lines and regrading that move water away from your house.
Built for Edmonds weather
Puget Sound summers are dry enough that a lawn can go brown without water, and the rest of the year is wet and cool, with some nights below freezing. A system that isn't set up for both runs too much, too little, or cracks over winter.
Heads spaced too far apart leave dry patches, and zones that run too long leave puddles. We test your water pressure, match each zone to the plants it waters, and set run times for the soil in your yard.

Local rules
A lawn sprinkler system is a cross-connection to your drinking water, so it needs a backflow assembly. We check the rules for your address before any work starts.
On the City of Edmonds water system, a residential backflow assembly must be tested every year by a Washington State certified Backflow Assembly Tester (BAT).
A new assembly must be tested after it's installed, before the yearly tests begin. It must be a Washington State approved model.
Each test report must be sent to the City of Edmonds Water Division.

Questions
It depends on what failed. A broken head is a small fix, while a failed valve or a cracked main line takes more time and parts. We find the cause first and give you the price before any work starts.
Before the first freeze. At Paine Field, the closest NOAA weather station to Edmonds, the first frost arrives around November 17 in a typical year, and by October 31 in about one year in ten. So booking in October is safest. Water left in the lines can freeze and crack pipes, valves and the backflow preventer.
Yes, if your home is on the City of Edmonds water system. The city requires a residential backflow assembly to be tested after it's installed and every year after that by a Washington State certified Backflow Assembly Tester, and the test report goes to the City of Edmonds Water Division. If a different water provider serves your address, we check what it requires.
Yes. We repair systems no matter who installed them. If a zone is worth redesigning instead of patching, we tell you before any work starts.
Yes. We design zones around your lawn, beds and water pressure, install the system, and test every zone before we leave. New sprinkler installations come with an 18-month warranty.
In most cases, yes. A smart controller adjusts watering to the weather, so the system skips a cycle after rain and waters more during a dry August. It usually connects to the valves you already have.
Usually it is one of two things: a leaking valve or line that lets water seep out between cycles, or poor drainage that keeps rainwater sitting in the soil. We check the irrigation first, then the grading and drainage, and fix whichever one is the cause.
