Why Sammamish Yards Need a Plan

Puget Sound summers are dry, and the rest of the year brings long stretches of rain and some freezing nights. At Seattle-Tacoma International Airport (SeaTac), the nearest NOAA normals station we use for Sammamish, the first frost arrives around November 23 in a typical year, and by November 6 in about one year in ten. Both water districts that serve Sammamish also require backflow assemblies to be tested every year. We plan around these dates and rules from the first visit.

Built for Puget Sound weather

Why Sammamish Sprinkler Systems Fail

Puget Sound summers are dry enough that a lawn can go brown without water, and the rest of the year brings long stretches of rain and some freezing nights. A system that isn't set up for both runs too much, too little, or cracks over winter.

Soil also varies from yard to yard, and some of it drains slowly. Heads spaced too far apart leave dry patches, and zones that run too long leave puddles. We test your water pressure, match each zone to the plants it waters, and set run times for the soil you actually have.

Local rules

Backflow Testing in Sammamish

A lawn sprinkler system is a cross-connection to your drinking water. Sammamish is served by two water districts: Sammamish Plateau Water in the south and Northeast Sammamish Sewer and Water District in the north. Rules differ by water provider, and we check yours before any work starts.

Tested Every Year

Sammamish Plateau Water requires backflow assemblies to be tested every year by a Washington State Department of Health certified backflow tester. Northeast Sammamish Sewer and Water District also requires annual testing.

Tested When Installed or Moved

Sammamish Plateau Water requires a test when the assembly is installed, after any repair, and if it is moved to a new location.

Reports Go to the District

A copy of each test report must be sent to Sammamish Plateau Water, and you should keep a copy for your own files.

Questions

Sammamish Sprinkler & Irrigation FAQ

How much does sprinkler repair cost in Sammamish?

It depends on what failed. A broken head is a small fix, while a failed valve or a cracked main line takes more time and parts. We find the cause first and give you the price before any work starts.

When should I winterize my sprinkler system in Sammamish?

Before the first freeze. At Seattle-Tacoma International Airport (SeaTac), the nearest NOAA normals station we use for Sammamish, the first frost arrives around November 23 in a typical year, and by November 6 in about one year in ten. So booking in October is safest. Water left in the lines can freeze and crack pipes, valves and the backflow preventer.

Does my sprinkler system need backflow testing in Sammamish?

Yes. Sammamish Plateau Water requires backflow assemblies to be tested when installed, after any repair or move, and every year by a state-certified tester, with the report sent to the district. Northeast Sammamish Sewer and Water District, which serves the north end, also requires annual testing. We check which district serves your address.

Can you fix a sprinkler system someone else installed?

Yes. We repair systems no matter who installed them. If a zone is worth redesigning instead of patching, we tell you before any work starts.

Do you install new sprinkler systems in existing yards?

Yes. We design zones around your lawn, beds and water pressure, install the system, and test every zone before we leave. New sprinkler installations come with an 18-month warranty.

Can you add a smart controller to my system?

In most cases, yes. A smart controller adjusts watering to the weather, so the system skips a cycle after rain and waters more during a dry August. It usually connects to the valves you already have.

Why is my lawn soggy when the sprinklers are off?

Usually it is one of two things: a leaking valve or line that lets water seep out between cycles, or poor drainage that keeps rainwater sitting in the soil. We check the irrigation first, then the grading and drainage, and fix whichever one is the cause.

Is Grizzly a licensed contractor?

Yes. Grizzly Landscape & Construction LLC is registered with Washington L&I as contractor GRIZZLC755LL, and is bonded and insured. You can look the number up on L&I's Verify a Contractor tool.

Do you install French drains in Sammamish?

Yes. We install French drains, catch basins and downspout lines, and regrade areas where water runs toward the house. Planning drainage and irrigation together means the trenches are dug once.

How do I get an estimate?

Call (425) 648-9443 or send your name and number through the form. Estimates are free, and we walk the property with you before we quote.
