Puget Sound yards swing from dry summers to months of rain and a few freezes. At Paine Field, the closest NOAA weather station to Snohomish, the first frost arrives around November 17 in a typical year, and by October 31 in about one year in ten. The City of Snohomish water utility also requires backflow assemblies to be tested every year. We plan around these dates and rules from the first visit.
Sprinkler & irrigation
Broken heads, leaking valves, damaged lines and zones that won't turn on. We find the real cause, fix it, and test every zone.
Sprinkler and drip systems designed around your lawn, beds and water pressure, with smart controllers that cut water waste.
Zone layouts built from a water-pressure test and a walk of your yard, so every head covers its area without dry spots or puddles.
Compressed-air blowouts that clear every zone before the first freeze. Book in October to get on the schedule.
Installation, repair and replacement of the backflow preventer that keeps irrigation water out of your drinking water.
French drains, catch basins, downspout lines and regrading that move water away from your house.
Built for Puget Sound weather
Puget Sound summers are dry enough that a lawn goes brown in a few weeks without water, and the rest of the year brings months of rain and a few freezes. A system that isn't set up for both runs too much, too little, or cracks over winter.
Soil changes from yard to yard, and some of it drains slowly. Heads spaced too far apart leave dry patches, and zones that run too long leave puddles. We test your water pressure, match each zone to the plants it waters, and set run times for the soil you actually have.

Local rules
A lawn sprinkler system is a cross-connection to your drinking water, so it needs a backflow assembly. The City of Snohomish runs the water utility, and its code sets the testing rules. We check what applies to your address before any work starts.
Backflow assemblies in the City of Snohomish water service area must be tested every year by a Washington State Certified Backflow Assembly Tester.
An assembly is tested as soon as it is installed and again after any retrofit. One that fails must be repaired or replaced promptly.
A copy of the test report goes to the city's Cross-Connection Control Specialist within five working days of the test.

Questions
It depends on what failed. A broken head is a small fix, while a failed valve or a cracked main line takes more time and parts. We find the cause first and give you the price before any work starts.
Before the first freeze. At Paine Field, the closest NOAA weather station to Snohomish, the first frost arrives around November 17 in a typical year, and by October 31 in about one year in ten, so booking in October is safest. Water left in the lines can freeze and crack pipes, valves and the backflow preventer.
Yes. City of Snohomish code requires backflow assemblies on the city's water system to be tested when installed, every year after that, and after any retrofit, by a Washington State Certified Backflow Assembly Tester. The test report goes to the city within five working days. If a different water provider serves your address, we check what it requires.
Yes. We repair systems no matter who installed them. If a zone is worth redesigning instead of patching, we tell you before any work starts.
Yes. We design zones around your lawn, beds and water pressure, install the system, and test every zone before we leave. New sprinkler installations come with an 18-month warranty.
In most cases, yes. A smart controller adjusts watering to the weather, so the system skips a cycle after rain and waters more during a dry August. It usually connects to the valves you already have.
Usually it is one of two things: a leaking valve or line that lets water seep out between cycles, or poor drainage that keeps rainwater sitting in the soil. We check the irrigation first, then the grading and drainage, and fix whichever one is the cause.
