At Seattle-Tacoma International Airport (SeaTac), the nearest NOAA normals station we use for Kenmore, the first frost arrives around November 23 in a typical year, and by November 6 in about one year in ten. Northshore Utility District, which supplies water to Kenmore, requires backflow assemblies to be tested when installed and every year after by a certified tester. We plan around these dates and rules from the first visit.
Sprinkler & irrigation
Broken heads, leaking valves, damaged lines and zones that won't turn on. We find the real cause, fix it, and test every zone.
Sprinkler and drip systems designed around your lawn, beds and water pressure, with smart controllers that cut water waste.
Zone layouts built from a water-pressure test and a walk of your yard, so every head covers its area without dry spots or puddles.
Compressed-air blowouts that clear every zone before the first freeze. Book in October to get on the schedule.
Installation, repair and replacement of the backflow preventer that keeps irrigation water out of your drinking water.
French drains, catch basins, downspout lines and regrading that move water away from your house.
Built for Kenmore yards
Puget Sound summers are dry enough that a lawn can go brown in a few weeks without water, and the rest of the year is wet. A system that isn't set up for both runs too much, too little, or cracks over winter.
Heads spaced too far apart leave dry patches, and zones that run too long leave puddles. We test your water pressure, match each zone to the plants it waters, and set run times for the soil you actually have.

Local rules
A lawn sprinkler system is a cross-connection to your drinking water, so it needs a backflow assembly. Northshore Utility District provides water to the City of Kenmore, and we check its rules before any work starts.
Northshore Utility District requires backflow assemblies to be tested by a certified backflow assembly tester every year.
A new backflow assembly is tested at the time it is installed, then every year after that.
An assembly is tested again if it is moved or repaired. If the yearly test is not done, the district can shut off water service.

Questions
It depends on what failed. A broken head is a small fix, while a failed valve or a cracked main line takes more time and parts. We find the cause first and give you the price before any work starts.
Before the first freeze. At Seattle-Tacoma International Airport (SeaTac), the nearest NOAA normals station we use for Kenmore, the first frost arrives around November 23 in a typical year, and by November 6 in about one year in ten, so booking in October is safest. Water left in the lines can freeze and crack pipes, valves and the backflow preventer.

In most cases, yes. A smart controller adjusts watering to the weather, so the system skips a cycle after rain and waters more during a dry August. It usually connects to the valves you already have.
Usually it is one of two things: a leaking valve or line that lets water seep out between cycles, or poor drainage that keeps rainwater sitting in the soil. We check the irrigation first, then the grading and drainage, and fix whichever one is the cause.
