Is it time?
Most lighting problems show up the first dark evening in October. Here's what each one usually means.
What it means: the steps need light on every tread and every change in level.
Usually: voltage drop from a long run or too many fixtures on one line.
Usually: a failed or corroded connector, which is where most systems fail.
What it means: fixtures need aiming and shielding so the source stays out of sight.
What it means: an astronomic timer would follow sunset through the year.
What it means: a swap to LED, usually without rebuilding the whole system.
Our approach
A yard looks good after dark because of contrast: a lit path, one standout tree and fixtures you can't see. Lighting everything evenly kills the effect.

Questions
It depends. A new outdoor circuit for the transformer is electrical work, and rules vary by city. We check permit needs before we quote.
That's voltage drop. Long runs or too many fixtures on one line leave the far end short. The fix is heavier cable, splitting the run or a higher transformer tap.
Yes. Cable can be trenched shallow along bed edges with little disturbance. It's cheaper to sleeve during a build, but a finished yard is no obstacle.
An astronomic timer follows sunset through the year, so the lights match the real evening.
If you can, yes. Cable is easiest to run before paving and planting go in, and a sleeve under a new walkway takes minutes.
