Lynnwood hardscaping
We build the base and the drainage first, because hardscape fails from below, not above.
Paver patios, walkways, driveways, retaining walls, rockeries, steps and fire pits, built by our own crew out of Lynnwood.

Hardscaping is the non-living part of your yard: patios, walkways, retaining walls, steps, fire pits and driveways built from pavers, stone or concrete. Grizzly builds hardscape for homes in Lynnwood and across Snohomish and King County. Every project starts with a compacted base and a plan for where the water goes, so the finished surface stays level in our wet climate.
Every hardscaping job
Whether it's a small path or a full outdoor living space, every job is built the same way underneath.
We walk the yard, check slopes, drainage and access, and measure the area before we price anything.
We dig to the depth the project needs, not to whatever the schedule allows.
Crushed rock is compacted in layers, and drainage is cut in before the finish surface goes down.
Our crew cleans up and walks the finished project with you when it's done.
What we build
Dig-out, compacted base, bedding sand, edge restraint, then pavers, so the patio doesn't sink.
→ Base compacted in layers → Edge restraint on every side → Sized for your furniture
Paver, flagstone and gravel paths with a solid edge, so the material stays out of the beds.
→ Paver, flagstone or gravel → Solid edging → Routed where people walk
A deeper base built for vehicle weight, sloped so water runs off instead of pooling at the garage door.
→ Deeper base for cars → Sloped to shed water → Pavers replaceable one at a time
Block, boulder and timber walls with drain rock and a drain line behind them, so water can't push them over.
→ Block, boulder or timber → Drain rock and drain line → Permit checked before digging
Rockeries with each rock seated on the one below, and paver or stone steps with even riser heights.
→ Holds a bank with a softer edge → Even riser heights → Safe on a slope
Fire pits and seating walls on a proper footing, planned with the patio, planting and lighting as one space.
→ Safe clearances → Placed out of the wind → Lighting conduit run early
Is this right for you
Most hardscaping calls start with one of these situations. Here's what each one usually needs.
Usually: the base was too thin, never compacted properly, or had nowhere to drain.
Usually: water pressure behind a wall with no drain rock or drain line.
What it means: a retaining wall, rockery or steps can turn a slope into usable space.
Usually: the path was built without a solid edge to hold it in place.
Usually: a driveway that wasn't sloped to shed water away from the house.
What it means: a patio, seating wall or fire pit planned around how you'll use the space.
Our approach
Pavers almost never fail on their own. A patio settles when the base under it was too thin, never properly compacted, or had nowhere to drain. Here's the difference building from the bottom up makes.
1. Dig only as deep as the schedule allows 2. Dump the base rock and roll it once 3. Skip the drainage underneath 4. Lay pavers with no edge restraint
Result: it looks good on day one, then settles, shifts and holds water.
1. Walk the yard and check slopes, drainage and access first 2. Excavate to the depth the project needs 3. Compact crushed rock in layers and cut in drainage 4. Set the finish surface with edge restraint so the outside course can't creep
Result: a patio or wall that stays level and keeps draining.
Why Grizzly

You see the price after we walk and measure the yard, before any work starts.
03
We confirm what your project needs under Lynnwood's rules before digging is scheduled.
04
Irrigation and lighting runs go in while the ground is open, so nothing gets cut up later.

"… Weeks after installation, I had an issue with one garden area getting oversaturated along with water build up so I called Danny and he came right over that same day and found that there was a faulty valve and he took care of it right away. Grizzly is competitively priced and Danny is very knowledgeable. …"

"… He did a great job and was very thoughtful to not tear up the yard, and cleaned up the sidewalk as well. It turned out very nice! I appreciated the time he spent with me answering questions about my sprinkler system and other landscaping related questions I had. …"

Questions
Hardscaping is the non-living part of your yard: patios, walkways, retaining walls, fire pits, steps and driveways built from pavers, stone or concrete. Softscaping is the living part, like lawn, plants and trees.
A paver patio is made of individual interlocking stones, while a concrete patio is one solid slab. Pavers flex with ground movement and can be replaced one at a time, so they handle Lynnwood's wet soil better. Concrete is more likely to crack as the ground shifts.
It can, when it's built well. Patios, walkways and retaining walls add usable outdoor space and curb appeal, and buyers like that they're low maintenance. A patio that settles or cracks can hurt value, so proper base preparation matters.
Almost always because of the base, not the pavers. A base that was too thin, never properly compacted, or had nowhere to drain lets the patio settle. We excavate to depth, compact crushed rock in layers and cut in drainage before the pavers go down.
It depends on the wall. Lynnwood has its own rules for wall heights and paved surfaces, and we confirm what your project needs before any digging is scheduled.
