Every lighting job

What's Included on Every Lighting Job

Whether it's a few path lights or the whole property, every job follows the same four steps.

1

Walk the Property

We walk the route from the car to the door and agree on what's worth lighting.

2

Power and Permit Check

We check the power source for the transformer and any permit needs before quoting.

3

A Clear Price

You get a clear price before any fixture goes in the ground.

4

Aimed After Dark

Our crew comes back after dark to aim and adjust every fixture.

What we do

Landscape Lighting We Install in Lynnwood

Lighting Design

We decide what needs light first: the route to the door, every step, and the one or two trees worth showing off.

→ Route from car to door → Every change in level → Fewer fixtures, placed well

Path & Step Lighting

Low fixtures that wash across the ground, with light on every step so nobody trips.

→ Walkways and garden paths → Light on every tread → No glare in your eyes

Uplighting & Tree Lighting

Fixtures at the base of trees aimed into the canopy, shielded so the light stays out of the neighbor's windows.

→ One or two standout trees → Shielded and angled → Depth in the garden

Deck, Patio & Facade

Fixtures in deck boards, stair risers and posts aimed down, plus soft wall wash across the front of the house.

→ Stair risers and posts → See the edge, no glare → Stone, cedar and siding

Wiring, Transformers & Controls

Transformers sized with room to grow, cable buried properly, waterproof connections and timers that follow sunset.

→ Room for a second phase → Waterproof connectors → Astronomic timers and app control

Lighting Repair & Retrofits

Halogen swapped for LED, shorts and dim runs traced, and corroded connectors replaced. Most tired systems don't need a full rebuild.

→ Halogen to LED → Dim or dead runs → Corroded connectors

Is it time?

Signs Your Yard Needs Better Lighting

Most lighting problems show up the first dark evening in October. Here's what each one usually means.

1

You can't see the steps at night

What it means: the steps need light on every tread and every change in level.

2

The far end of the run is dim

Usually: voltage drop from a long run or too many fixtures on one line.

3

Some lights are dead or flicker

Usually: a failed or corroded connector, which is where most systems fail.

4

The lights shine in your eyes

What it means: fixtures need aiming and shielding so the source stays out of sight.

5

Lights come on at the wrong time

What it means: an astronomic timer would follow sunset through the year.

6

Old halogen fixtures

What it means: a swap to LED, usually without rebuilding the whole system.

Our approach

Light the Task, Not the Yard

A yard looks good after dark because of contrast: a lit path, one standout tree and fixtures you can't see. Lighting everything evenly kills the effect.

✕ Light everything evenly

1. Put fixtures all over the yard for coverage 2. Point lights wherever they fit 3. Fill the transformer on day one 4. Set them and never check them at night

Result: a flat, glaring yard with no room to add more later.

✓ The Grizzly way

1. Walk the route people actually take from the car to the door 2. Put light on every step and every change in level 3. Aim and shield fixtures so the source stays out of the sight lines 4. Leave capacity on the transformer for a second phase later

Result: a yard that looks finished at night, with room to grow.

Why Grizzly

What We Promise on Every Lynnwood Lighting Job

01

Restraint Over Coverage

Fewer fixtures placed well, so you see the path and the tree, not the bulb.

02

Kind to the Neighbors

Fixtures are shielded and angled so light stays out of the neighbor's windows.

03

Built to Stay Dry

Cable buried properly and waterproof connections, since most failures start at a connector.

04

Room to Grow

Transformers sized with room for a second phase later.

05

Our Own Crew

Nothing subcontracted. The people who plan it are the people who build it.

06

We Come Back After Dark

We aim and adjust every fixture at night, which decides how it all looks.

Questions

Landscape Lighting Questions from Lynnwood Homeowners

Do I need a permit for landscape lighting?

It depends. A new outdoor circuit for the transformer is electrical work, and rules vary by city. We check permit needs before we quote.

Why did the far end of my lighting run go dim?

That's voltage drop. Long runs or too many fixtures on one line leave the far end short. The fix is heavier cable, splitting the run or a higher transformer tap.

Can lighting be added to a yard that is already finished?

Yes. Cable can be trenched shallow along bed edges with little disturbance. It's cheaper to sleeve during a build, but a finished yard is no obstacle.

When should outdoor lights come on through the year?

An astronomic timer follows sunset through the year, so the lights match the real evening.

Should I add lighting during a patio or landscape build?

If you can, yes. Cable is easiest to run before paving and planting go in, and a sleeve under a new walkway takes minutes.

Is Grizzly a licensed contractor?

Yes. Grizzly Landscape & Construction LLC is registered with Washington L&I as contractor GRIZZLC755LL, and is bonded and insured. You can look the number up on L&I's Verify a Contractor tool.

Do I have to replace my old halogen system?

Usually not. We swap halogen for LED, trace shorts and dim runs, and replace corroded connectors. Most tired systems don't need a full rebuild.

Does your landscape lighting come with a warranty?

Yes. Our landscape lighting work carries an 18-month warranty: if something we installed fails in that time, we come back and fix it.
