Excavation — Kirkland, WA
Excavation and site preparation for Kirkland homes — site clearing, grading, utility trenching, stump removal and small-scale demolition. The groundwork that decides whether everything built on top of it stays where you put it.
Our own crew runs every machine. Nothing is subcontracted, which means the people who set your grade in Kirkland are the same people who have to build on it.
What This Covers

01
Stripping sod, brush and topsoil back to something a build can start from. In Kirkland, drainage review begins at 500 square feet of new and replaced impervious surface, and simplified review at 7,000 square feet of land disturbance — so what gets cleared is worth planning against what gets covered.

Cutting and filling until the ground falls away from the house the way it should. Kirkland requires a permit once more than 50 cubic yards of soil is removed or brought in, so we work the volumes out before the machine arrives. Most drainage complaints are a grading problem in disguise.

Trenches for irrigation mainlines, low-voltage lighting cable, drain runs and sleeves under future paving, dug once, to the right depth. Washington law requires 811 utility locates before any of it starts.

Old patios, failing slabs, cracked walkways and the footings underneath them, broken out and hauled off site.

Pulling stumps and the root plate with them, not just grinding the top, a rotting root system is how a new patio gets a dip.

Putting the ground back properly, in layers, compacted as it goes. Trenches that settle later are almost always backfilled in one lift.

Getting the spoil, old concrete and green waste off the property and to somewhere that will legally take it — agreed before we start.

Most backyards are reached through a side gate, not a driveway. Smaller machines and a planned route protect what you want to keep.

Where We Work
We work Kirkland from our yard in Lynnwood, a straight run down I-405. Kirkland writes its own rules and they catch people out: rockeries and retaining walls need a permit over 4 feet — or at any height if the wall carries a surcharge — and walls in a setback are capped at 3 feet above original grade. Permeable pavers still count as impervious surface, so porous paving will not bring a job back under the drainage threshold. We settle which of these your site triggers before the machine is booked, rather than after.

How It Works
01
Send the form or call (425) 648-9443 and describe what needs to come out or be moved. Photos of the access route — the gate, the side yard, the driveway — tell us more than photos of the work area itself.
02
We walk the property, measure the access, work out what size machine can actually get in, check where the water and the utilities run, and agree where the spoil goes before quoting anything.
03
Our own crew runs the machines, backfills and compacts as it goes, and leaves the site graded and tidy — ready for whatever is being built on top, whether that is our work or somebody else's.
